Protect Waterways with a Stay in Place Cleaner: Sometimes lime is used to clean up algael blooms in US lakes but we believe that those cases should be reserved. It best prevent all man made materials from washing into waterways. Many cleaners are so watery that they roll off the surface & dry before they have time to really work. This can also be problematic when working over sensitive water areas that you want to be careful around. Lime Clean is an excellent "stay in place" cleaner. When you brush it on, it stays where you put it. Even when you mist it to keep it wet, as long as you don't oversoak it, Lime Clean stays in place. The rinse stream can then be directed towards the ground or a plastic tarp can then be strung or floated over waterways to direct rinse water and debris from entering waterways. This far outweighs introducing cleaners, pressure treated wood and stripped paint and stain into water. Even if the cleaner doesn't have a negative aquatic fate, it's just lazy and harmful to the earth to rinse all that extra debris into waterways.

Address the Extractives: (Cedar, Ipe, Pressure Treated, Redwood, Locust) - Wood has extractives. These can be good but the ones at the surface level must be addressed. If the wood fiber cell remains saturated with acidic extractives then the stain will fail quickly. Many people have learned this lesson the hard way, especially using non comprehensive deck cleaners that don't address extractive content properly. Lime Clean easily nuetralizes and washes tannic acid off the surface leaving the wood fiber cell open and ready to be coated. This means that dense or oily wood that wouldn't accept other stains can finally look the way you want it. Simply wash with Lime Clean and its ready to be coated with one of our great deck stains.
Coverage: Sft / gl Coverage is excellent averaging 300 - 1000 sft / gl depending on porosity of surface and thickness of application. Figure 300 sft / gl on rough, heavily stained wood. 1000 sft / gal on smooth, new wood with product diluted 1:1 with water. Can be used full strength for heavily soiled areas and removing semi transparent deck stains. Or it can be cut in half (1 part water to 1 part Lime Clean) for low to medium soiled areas.
USER NOTE: Lime Clean works when it is wet. It self neutralizes when dry. Don't allow to dry into wood. It won't work as well and it will be hard to remove. If by mistake it is left to dry on wood, wet for 30 minutes and then scrub and rinse. A little Earth Clean can help loosen it up if someone applies without reading the directions on the back label.
Dealing with Black Mold Stains in Wood: When raw wood is infected with Black Mold that wood is often irrevocably stained. Many wood types have fungi varieties that grow within the sap wood, throughout the length of the tree. Lime Clean can have great efficacy here and works better than any of the Oxalic Acid, Sodium Hydroxide (lye), Tri Sodium Phosphate, Sodium Percarbonate (oxygen bleach) and other cleaners we have compared it to. Not only are many of these dangerous and harmful to the Earth but we could not get any to work better than good old fashioned Lime Clean. We desperately wanted oxygen bleach to work but wood needs a very special set of qualities to be cleaned properly and mold spores simply got bleached slightly but remained viable and grew back quickly. The reason for all of this background is to emphasize that it is very important to take care of black mold that is in or on the wood before coating and this is often no done correctly. Even when it is done correctly, there often remains some form of stain in the wood.
The best way to reduce black mold stains in wood is to 1. Wash with Lime Clean. 2. Rinse with White Distilled Vinegar. 3. Allow to dry in the Bright Midday Sun. This may seem like hippee tree hugging logic but it hey, it works! Some stains will be unnoticeable after drying other deeper stains will simply be reduced and easier to hide with a good natural deck stain. Either way this is the best method for dealing with black mold stains on decks after many decades of in the field, professional experience.
Wood Darkening and Brightening Note: Test first, especially on new locust, exotic woods, cedar and redwood. Make sure you like the color. Darker woods can be easily brightened by simply pouring White Distilled Vinegar over the surface after rinsing Lime Clean off. Certain woods may darken more than others from washing with Lime Clean. If staining with Brown Cedar or darker this is generally inconsequential but if you are using a light color or The Clear 00 System, it's best to test the color on a washed section to be sure it comes out the way you want it. Lime Clean does an amazing job of nuetralizing the tannins and washing away contaminants from wood fiber cell. This is a necessary aspect of a comprehensive wood cleaner. If you find that you want less darkening you can use White Distilled Vinegar or for less soiled woods, Earth Clean can be used. But to be clear Lime Clean is the best deck cleaner we have ever seen.
Sanding: It is a good professional practice to sand decks with 35-50 Grit before coating. Sanding can be done before or after Lime Clean. On pressure treated or mold and algae stained decks sanding is best done after Lime Clean. On new, non porous wood or exotic hardwoods sanding is usually best done first becuase it allows Lime Clean to penetrate deeper into the wood; opening up the pores for the stain to penetrate most effectively.
