Hello, I have a standard sized (5'x7') bathroom in my home that is difficult to keep the mold at bay in, on the ceiling and walls. I'd like to finish it with something that would paint over this mold and provide an inhospitable environment for future growth. The existing wall surface is textured (I could smooth out to a degree) and painted with a latex paint. I estimate the surface area to be less than 200 square feet (~170). The best thing for those difficult moldy bathrooms is Lime Prime and Lime Seal. Sometimes, two coats of Lime Prime is preferred since it's very strong and has a surface inhospitable to mold. It's a flat, breathable paint. Two coats of Lime Prime are generally chosen when breathability of the surface is important. More often than not this is in large buildings or homes where mold is inside the wall cavities. Once coat of Lime Prime is sprayed in the wall cavities and two coats if it's severe. The cycle that normally happens in most bathrooms is the steam carries organic matter and deposits onto the walls and ceiling surfaces. This provides food for mold, which then typically will grow and die. They cycle repeats. Eventually, the mold colonizes on it's dead spores and builds a bridge above the surface. Once it gets to this point it is free to grow on future deposits of organic matter and moisture, which in a bathroom is abundant. Regular paint often feeds into this process. Many chemical based biocides tend to lose efficacy in 2-3 years or so. We find Lime to be nature's best solution to this problem. The best way to stop the above mold cycle is: 1. Wash with Earth Clean. 2. Lime Prime. 3. Lime Seal x 1 or 2 coats. This gives a highly durable surface that is inhospitable to mold and can be washed as needed. It is waterproof and any organic matter that builds up can be washed off indefinitely. The underlying substrate such as drywall is also protected from moisture exposure. Lime Prime is the only paint I know of that can be painted over mold and doesn't eventually become food for the mold or contribute to mold colonization.
